Real Property Tax (Amelyar) Computation of Penalty
Having a Real Property or House and Lot comes with a lot of responsibilities. Besides the usual house renovation if you need one, some of the things you need to consider are having a fire insurance, get an anti-termites service and of course pay for your amelyar or real property tax yearly.
The amount of your amelyar or real property tax depends on the assessment of your property by the assessors office.
It is advisable to pay for your amelyar every beginning of the year because they usually offer at least 20% discount. But if a year’s tax is huge for your budget you have a choice to pay it quarterly.
NOW, if you forgot to pay your amelyar, the government will charge you a whooping 2% per month. That’s at least 24% per year. That’s huge!!!!
To give you an example, here’s our 2 year statement of account (2016-2017) in our property in Manila that I was not able to pay because I forgot.
Lot and Building yan, ang bigat ng 3,000 mga momshies!!! Ang dami ko na dapat nabili sa penalty na yun.
That’s why I promised myself that I will never forget about this ever again. I’m glad that for this year I was able to save P700 naman because of the 20% discount. I paid around 14,000 for our 3 years amelyar waaaaaaaaaaaaaa
I suggest to always pay your taxes on time to avoid penalty.

Ang sad naman, kami di kami aware ng process kaya di namin napalipat yung tax declaration lang, Aware ako sa negligence namin, nanili namin ang bahay sa bdo na bad condition ang bahay, no doors, window, water line, electric wires so inunti unti namin pagawa yung first floor, tumigil ang mundo ko ng magbabayad na sana ako 273,000.00 including penalty for 3 years. Naka commercial daw kasi. So nag request ako ng conversion yung land bumalik sa luma na 800 per annum, pero yung bahay 21k alone ang tax, sabi ko ganun po pala pag nasisira ang bahay nag mamahal, nakwento ko pa sa assesor after 4 yrs ngayon lang namin napa pinturahan yung 1st floor π.
So yung new na babayaran namin is 200k with penalties residential rates.
Buti nalang naawa sa akin yung assesorβs office nung pinakita ko picture ng bahay namin na kita mo ang araw pag tumingin ka sa kisame, kita mo baks ng tubig pag naulan.
Sana bukas tama na pag inspect nila.
Sa kaka isip ko san ako kukuha ng 273k, naisip ko agawin yung baril ng mga guard eh hahaha

Hi @Cristy ganun talaga as a owner responsibility naten yun hindi na kailangan ng notice. Kami ng lately lang nmen nalaman na niloloko pala kami ng taong pinag babayad namen for 8yrs naka post na sa municipyo ung lupa namen na forsale. pero nahabol din naman.

grabe yung sa probinsya namin wala nadating sa bahay na notice mag lilimang taon na,mukhang may humaharang sa notice para d makarating at para lumaki bayaran namin sa lupa.kakainis…

kayo po ang may responsibilidad pumunta sa City Hall para magbayad ng amelyar. Walang ini issue na notice ng amount na babayaran nyo.

Yes, laking tulong ang discount if you pay in Q1 of the year. Kaya after Christmas, nagtatabi na ko pambayad nyan para makahabol sa deadline ng March 31. Haha!

grabe naman!! paano pa kaya kame?? yearly din kme kung magbayad..although hati hati naman kaming mag anak kaso lahat na lang nagtaas! tax exempted nga sa sahod pero jusme nagtaasan naman lahat… hayyyys
